Case Study: Project Triangle
Situation
Level Contracts worked on the Cambridge Exam Board HQ (Project Triangle) through from 8th March 2019 to the 17th November 2019. The total value for this contract was a circa £270,000.00 and ran for just over nine months. The principal contractor was Bouygues. It was the largest office building in Cambridge at the time, being a new build as HQ for the Cambridge exam board assessment centre.
Level Contracts were tasked by Grant Westfield to install their ‘façade flush’ range of cubicles and ‘clip-clad’ IPS throughout the entire building.
Task
‘Façade flush’ is a high end CGL washroom solution with a minimal gap between doors and pilasters and ceiling and floor (5-10mm). Each washroom consisted of an IPS system for both vanity and cubicles, including mirrors and solid surface washbasins.
Toilet locations
Four number cores (based around stairwells across two buildings, North and South, connected by a high level walkway. Four floors throughout and a range of male, female and acc wc washrooms for each floor and core. 300 cubicles throughout including showers.
The building was a new build, and we were to install into empty rooms with finished floors, and tails for plumbing.
The project had multiple phases, which LC adhered to. However due to the nature of the ‘façade flush’ system floors and walls need to be within a very small tolerance, otherwise the cubicles would appear ‘stepped’ throughout the run. We had to liaise with the principal, and floor layers on multiple occasions to manage our install to adjust for incorrect levels which were frequent. This involved many logistical challenges and adjustments to phasing.
Actions/ Activities
Weekly meetings with Bouygues were necessary to accommodate changes to the schedule and ensure a timely finish, despite multiple logistic challenges. We fulfilled our duties by ensuring that our onsite H&S File was kept up to date with all relevant sections updated daily by our site manager and PM. This resulted in weekly H&S audits by our PM and daily checks by our SM, passed onto all stakeholders for their review. A contractor’s report was also issued weekly.
All of the above measures helped us to deliver the works without any near misses, injuries or accidents.
Results
The project was successfully delivered between our site and the management team. All stakeholders were happy from inception to completion, with no issues being reported throughout
