Case Study: CAT B Office Fit Out – Support Centre

Situation

Level Contracts (LC) worked on the support centre in Islington, London, from the 11th January 2022 to 6th April 2022. The total value of this contract was an estimated £250,000.00 and ran for just over 3 months.

CeX Ltd required a CAT B Fit Out of the property they leased on Great Sutton St. This property was to be used as a support centre where staff would have an office where they could hot desk whilst also attending meetings.

We delivered the project with the CeX design and management team to ensure the end user’s needs were met.

The building comprises three levels; as part of the contract, the following areas were formed as part of our work:

• Basement: Social Area and gaming zone.
• Ground Floor: WCs, Shower area, Kitchen, Office Space, Meeting Rooms, and conference area.
• First Floor: Communication booths, Meeting Room, Hot desk area, and breakout space.

Upon developing the design brief, we were tasked with installing client decorative fixtures and fittings.

Actions/ Activities

Undertaking the PC role on this F10 notifiable project, we ensured that all H&S on-site were up to the correct standard. This was undertaken by providing that all attendees attending the area were fully inducted. In addition, RAMS were in place and vetted weekly TBTs on project-specific tasks.

Our team managed the work delivery, including a dedicated PM and Site Manager (SM). Our SM was assigned to the project daily, whilst our PM made regular site visits (at least one per week).

CeX also had their design team and PM make routine site visits to check progress and address issues.

The lack of space for deliveries meant we had to coordinate with our suppliers to ensure that they arrived at times that suited the restrictions set out by the local council via street signage notices.

The project was handed over on schedule, which meant the client’s fit-out team could deliver and install the various pieces of office furniture in time for staff to occupy the property as per the agreed contract dates.

Results

The project was successfully delivered, resulting in positive feedback from CeX Ltd and its staff. Our positive and flexible approach throughout the project helped us manage delivery changes without causing any inconvenience to the project.

We plan to continue our working partnership with CeX Ltd in refurbishment, fit-out, and dilapidation.
