Case Study: Bennett House
Situation
Level Contracts worked on the Bennett House in Stoke from the 8th of July 2019 to the 16th of August 2019. The total value for this contract was an estimated £625,000.00 and ran for just over one month.
Task
This CAT Fit Out resulted in us undertaking the following works:
• Alterations to existing HAVC systems to facilitate new layout.
• Construction of Partition Walls.
• Supply and Installation of Glazed Partitions.
• Decoration.
• Flooring (Vinyl and Carpet Tiles).
• Electrical Works incl Small Power and Lighting.
• A/C (N + 1 System) installation within the newly formed Comms Room.
• Installation of 30 Min Rated Fire Doors, incl Ironmongery.
• Creation and installation of Tea point / Breakout Space.
• Installation of Blinds to perimeter windows.
• Alterations to Landlord FA System (via incumbent).
• Installation of a new security system, i.e., door control via a swipe card system.
• Facilitating furniture move via client-nominated furniture supplier.
• Installation of containment for clients nominated data cabling installer.
• Installation of client-supplied media devices.
• Installation of graphics (incl Artwork) and Signage.
• Ceiling Tile alteration works.
During delivery, we faced several challenges related to Bennett House, a three-storey property with existing tenants on the ground and first floors. We had to communicate regularly with the landlord and the tenants to ensure that our deliveries and waste removal activities were consistent with their daily operations. This was important to prevent any negative impact on the staff, visitors, and the public in or around the property.
Actions/ Activities
Issues were overcome by making deliveries outside of regular working hours to avoid impacting existing staff. Waste was also removed from the site outside of normal working hours. A clear route was placed from our designated building access/egress point to our site compound, with signage to warn others of the ongoing activities.
We fulfilled our duties by ensuring that our onsite H&S File was kept up to date with all relevant sections updated daily by our site manager and PM. This resulted in weekly H&S audits by our PM and daily checks by our SM, passed onto all stakeholders for their review. A contractor’s report was also issued weekly.
Results
The project was successfully delivered between our site and management team. All stakeholders were happy from inception to completion, with no issues being reported throughout.
