Ty Glas – Case Study

Ty Glas

Sector: Public Sector
Location: Cardiff
Team: Level Contracts
Project Brief: Government Office Refurbishment of Toilets & Washroom ‘live environment’
Value: £445,000
Duration: 3 Months

Results: Our site and management teams worked seamlessly to deliver this challenging project, earning satisfaction from all stakeholders from start to finish. The collaboration and commitment of everyone involved made this success possible, turning vision into reality.

Activities: Tasked to operate during regular working hours, we executed this project in a fully occupied, 16-floor building. Collaborating with Mapeley and HMRC, we developed a phased schedule, working on two alternate floors simultaneously to minimize disruption. Adhering to this plan was crucial, as no two phases could overlap, ensuring the project stayed on track and minimised impact on the building’s occupants.

Female WC Refurbishment Tasks: We completed a comprehensive refurbishment that included removing old fixtures, installing new washbasins, taps, vanity units, cubicles, and ceiling tiles, and updating the lighting to LED panels. We replaced toilet seats, cleaned vents, and installed Polysafe vinyl flooring. The project also involved painting walls, reconfiguring dispensers, and performing detailed finishing touches like silicone sealing and a final sparkle clean, ensuring a refreshed and functional space.

Male WC Refurbishment Tasks
: Removed existing fixtures, including two cubicles, one disabled cubicle, a sink unit, vinyl flooring, ceiling tiles, and a coat hanger. We replaced the washbasins and taps, installed a new vanity unit and cubicles, and added Whiterock and splashback details. Updated ceiling tiles, installed LED lighting, replaced toilet seats, and cleaned vents. We completed the vinyl flooring installation with black skirting, repainted walls, and decorated the service rise door. Installed a new sink unit and silicone toilet pans, cleaned existing doors, and steam cleaned and regrouted tiles under the urinal, ensuring a refreshed functional environment.

Challenges: What a challenge this project was! Delivering it within a fully occupied, 16-floor building during regular working hours seemed almost impossible. Yet, we embraced the complexity head-on. Collaborating closely with Mapeley and HMRC, we devised a strategic phased program that minimized disruption to the building’s users. Working on two alternate floors at a time ensured that our presence was felt as little as possible, allowing the day-to-day operations to continue smoothly while we brought the project to life.

Successes: We turned challenges into opportunities by scheduling off-hour deliveries and waste removal, ensuring minimal disruption to building users. We established a clear, marked path with signage for safety and installed site hoarding to separate construction areas from staff and visitors. With daily Health &Safety updates and weekly reports shared with stakeholders, we completed the project without incident, achieving a flawless safety record.
